FCS Positions on 2011 Legislative Bills

  • FCS in conjunction with the Utah CAI LAC (Community Association Institute Utah Legislative Action Committee), supports SB 117 Substitute, Community Association Act Ammendments. FCS and the CAI LAC support legislation that allows community associations to more effectively administer their associations. SB 117 Substitute allows associations to amend governing documents by votes of no more than 67% of the owners in the community.

 

  • FCS in conjunction with the Utah CAI LAC supports HB 53, Seismic Requirements for Condominium Conversion Projects.  FCS and the CAI LAC generally support any legislation with the goal of protecting the safety and financial investment of condominium purchasers.

 

  • FCS in conjunction with the Utah CAI LAC take no position on HB 189, Real Property Reinvestment Fee Amendments. FCS and CAI LAC feel that this bill reflects a very minor change that does not appear to impact the community association industry or has such minor impact that no comment or position is warranted.

 

  • FCS in conjunction with the Utah CAI LAC supports HB 194, Service Contracts Act Ammendments. FCS and CAI LAC support more prominent and timely notices of automatically renewing contract provisions.
